Corcoran Group Condos in Sheepshead Bay

We’ve been curious for some time now when the condos over at East 17th Street and Avenue Z would hit the market. It’s been months since we announced that the retail portion of the building was sold to a group of local doctors for a medical office. And we’ve been following construction on the building, noting in September that the building seemed almost complete. Still, we wondered when The Corcoran Group, which represents the residential units of 1702 Avenue Z, would announce open houses. Well, wait no longer: the high-end real estate giant posted prices and floor plans to its website yesterday.

Condos in Sheepshead BayThe units are asking between $800,000 and $900,000 for between 17,000 and 19,000 1,700 and 1,900 square feet. They each feature three bedrooms and balconies, and most have three or three and a half bathrooms. Corcoran is marketing the high-end nature of this building on what was once a rundown garage: African Walnut hardwood floors, roof access, granite countertops, porcelain tiling, and Bosch appliances. What it’s notably lacking, though, is parking. Though the 10 units are attracting new families to the area, it does little to alleviate the extra burden they’ll put in an already parking-strained area.

If you’re interested in doling out almost a million dollars for a parking nightmare, Corcoran is having open houses tomorrow between 5 and 6 p.m.

    the seven trees are already planted around the building, 4 on ave z and 3 on 17th.
  • They also removed the St. Mark's steeple. And put the building next to it in shadow, so that the fact that it clashes isn't so apparent.

    Architectural renderings seldom have much to do with reality. But this one stands out for it's extreme conflict with it

    Is it just me, or is there something wrong with this picture / architectural rendering? First, there are no wires or lampposts pictured. Second, the yellow and red cars are parked nose to nose. Third, the gray car appears to be parked in front of a space that is not a parking spot. Fourth, there is no way they will be placing all those trees on Avenue Z.

    not to mention the night shining across the street from sheepshead bay market throughout the night. maybe that's why the bedrooms are on the other side.

    Who needs parking when you can look out over a municiple parking lot and a car wash outfit on the same corner? Luxury!!!
  • Very poor layout on that condo. Who wants to walk by all the bedrooms before entering the living room and public areas of the apartment?

    Balconies off the bedrooms? Nice touch, but I'm much prefer them to be off the living room/dining room. Must be nice to sit out on the balcony and breathe in the exhaust of the post office trucks below.

    And I want to know who the A-hole is who approved this building with out parking?

    17,000/sf sounds like a good deal and enough room to park your car. you might want to fix that number. you can buy an ocean view apartment in oceana for that price with all the amenities if you want to be in this area. corcoran has no business marketing out here though they have no idea who to sell these to if they sell at all.
