Someone pointed me to the artistic renderings for Sheepshead Bay Station Plaza, the enormous shopping center being built by Acadia Realty and PA Associates practically right next door to the train station. The architectural firm on the project is GreenbergFarrow.

I’ll let the renderings speak for themselves — the fantasy of it should be obvious to anyone familiar with the Bay. Apparently the artist is a master of the abstract or surreal schools of art.

Anyway, here’s the details from PA Assoc.’s website:

Sheepshead Bay Station Plaza is bringing modern, multi-level retail to the affluent neighborhood of Sheepshead Bay, Brooklyn. With 240,000 square feet of brand new retail on four floors, and parking for approximately 750 cars, this new shopping experience will have a mix of local and national retailers. Located on Sheepshead Bay Road at Voorhies Avenue, directly across from Exit 8 of the Belt Parkway, the shopping center is also adjacent to the elevated subway station served by the B and Q trains.

From GreenbergFarrow’s website:

Station Plaza at Sheepshead Bay Road will house upward of 335,000 square feet of retail including a number of possible mixed-use additions as well as a multi-level parking deck on this 2.34-acre site. To maximize store frontage and visibility, a proposed private street connecting Voorhies Avenue and Sheepshead Bay Road will be planned into the Station Plaza site.

Note the differing square footage. This might be because none of the plans are real yet. While it’s nice to see what might be there, Carolyn Malinsky of PA Associates told me, “These are just artistic renderings” and the company has no concrete plans yet. No tenants, no finalized architectural plans, no certainty of use. We’re still waiting to hear back from Acadia to see what they have to say.

Here’s what the proposed square footage translates into:

According to Brian Hanson, who brokered the $20 million sale of the property, the zoning is as-of-right whether the square footage is 335,000 or 240,000, so no variances will be needed. Given the current zoning and FAR for the area, it can be up to 340,000 square footage, all commercial or a mixture of residential and commercial.

Either way, this illustrates enormous plans for the property, and a big change to the view from the subway platform. I don’t know if this is good news or bad news; certainly the current buildings there aren’t very pretty, but is the Bay really clamoring for more retail space?

    I am at the train station each and every day and I had no idea that was going on. Is this a definite? While I see the pictures its hard for me to figure out how its going to fit in the area.

    While i’m all for good shopping I have my doubts on the type of merchants that would come there.

    Agreed with the above comment; you know the changes proposed for the bay aren’t exactly going to “better” the community but turn it into another ghetto version of kings plaza.

    If you ever head to Chicken Masters and look at the old Sheepshead Bay map Vinny has in his place; you’ll see a view of Sheepshead like non-other; back when all mom&pop shops were around; things were simple; fun and good.

    Now with the rising costs of things and the push of retail and commerce to the bay; it’ll tarnish any good left in it (if there is any still.) I notice changes every year; for example this new “Puff” place on East 13th and Z; did you see what they did? It went from a Chinese food place (which was great) to The Place (very homosexual lounge) to Puff, a Hooka Bar that invites 100s of 13 – 18 year olds and the occasional 21 year old pedaphiles that try to get in 13 year old girls pants to loiter and wonder the street in packs of 30 heads. I have to push my way through cigarette, marijuana smoke and the looks of young kids dressed like hookers just to get to my house.

    Now with the rise of all these places; living here is really going to blow as it will attract 100s of problems; I know they are waiting for everyone’s lease to expire to begin kicking vendors store owners out to build; I dread the thought of Sheepshead Bay becoming anything close to what Kings Plaza is; if this was anywhere near Manhattan Beach their comittee would never allow for it; I think Sheepshead is leaving itself open and prone to problems.. It’s just sad.

    Cry all you want but it actually helps the neighborhood and prices out all the trash that people complain about. Brooklyn is actually becoming a decent neighborhood unless more cry-babies like you complain about it. Don’t blame retail developments for today’s youth. MTV and real estate are not related. Thanks.

    Putting aside the argument of development for a second, what about the potential traffic snafu we have on our hands?

    The congestion on Sheepshead Bay Rd. and E. 16th where the entrance to the parking lot is should be a HUGE concern. There’s two different bus stops in close proximity, and there’s always a traffic back-up from cars and buses turning left onto SB Rd.

    Same thing for the Voorhies Avenue side, where you have congestion and confusion. Cars coming on and off of the Belt, cars waiting at the train station, and the two buses that stop there always cause a back-up, especially at rush hour.

    I go to puff quite frequently, i don’t smoke marijuana, i don’t even smoke cigarettes. It’s a place for kids in the neighborhood to hang out. There are the occasional idiots, but it’s mostly good kids. As for this project, its a good idea, it will bring jobs for people, as well as kids for the summer. This thing can turn ugly though like with Kings Plaza, but i think Americans should’ve thought about that back in the 60′s…

    This plaza though? With this economy? No way.
    Look what happened to Lundy’s “shopping mall” – even in the good economic times.
    The property should be turned into a park – or something everyone can enjoy. Remember green trees? … like the ones along the subway station now.
    Sheepshead bay is becoming overdeveloped with some of the most ugly buildings and houses imaginable, and the traffic gets worse every day.

    wtf????? no way!!!!!!! first of all i like puff and do u have a problem with gaybars? besides puff their are alot off cool places like tete and dunkin donuts the nice little stores along that triangle. that ugly thing woulnt fit in with sheepshed bay at all. if they put this building up thinking they are going to make sheepshed bay better your ssoooo wrong its unbelivable. i live in sheepshed bay and like it just the way it is. you can have italinan, russian chinease japenineas and american food with in a couple of mitute then go get desaet after and if you put this thing up your just going to ruin all of it. you cant fix the economy its runs in cycles by what everyone is trying to do to fix it is just prolonging the hard times let it run its corse and crash and we will rebuild it and make it stonger then it was before what does not kill us only makes us stronger. besides were are they getting the money to build this montrosity in the first place?? if your going to change sheepshed bay change it back to how it was before when everyone knew everone everybody knew who your kids were and were looking out for them wjhen they did do somthing stupid thats the way it should be. so stop crying about it just STOP get off the computer and take action about it.
